These Terms govern your use of Balkan DealFlow (the “Platform”). Balkan DealFlow is an online marketplace that connects people who want to sell a business with people who want to buy one. We are an intermediary only — we are not a party to, broker of, or guarantor of any transaction between users. By using the Platform you accept these Terms; if you do not agree, do not use the services.
Balkan DealFlow provides a venue to publish and discover business-for-sale listings. We do not own, sell, appraise, broker, or take part in any business advertised. Listings originate from users; we do not warrant the quality, completeness, accuracy, or legality of any listing or of communication between users. Any contract for the sale of a business is concluded directly between seller and buyer; the Platform is not a party to it and bears no responsibility for its negotiation, conclusion, performance, or outcome.
You must be at least 18 years old and legally able to enter contracts; accounts of minors are not permitted and will be removed. You must register and provide accurate information to use paid features and are responsible for activity under your account and for keeping your credentials confidential. Profile/listing verification is mandatory: our team reviews and phone-verifies each listing using the company registration number (EMBS) and contact phone you provide. We may suspend or close, without prior notice, any account or listing that, in our reasonable opinion, breaches these Terms.
Full buyer access is a recurring subscription of €60 per month. It unlocks the full financial details of listings and each seller's direct phone number so you can contact sellers yourself. The subscription renews automatically each month until cancelled. You may cancel at any time from your billing page; access continues until the end of the paid period and is not pro-rated.
Publishing a company for sale costs €100 per listing. A paid listing stays live for three (3) months from the date of payment, after which it is automatically unpublished. You may publish multiple companies, each requiring its own €100 payment, and may re-list after expiry for a further €100. Listing fees are one-time and are not subscriptions.
You are solely responsible for the content you submit and warrant it is true, lawful, not misleading, and that you have the right to publish it. The following are not permitted: false, fraudulent, incomplete, or duplicate/spam listings; advertising other classifieds or external sites; unlawful, counterfeit, stolen, or rights-infringing offers; weapons, drugs, regulated goods/services offered without the licences required by the law of the Republic of North Macedonia; pyramid/MLM and get-rich-quick schemes; adult/escort content; hate speech, defamatory, discriminatory, or unconstitutional content; publishing third parties' personal data (phone, address, photos) without consent; and scraping or harvesting other users' contact data. We may edit, refuse, delay, or remove any listing without prior notice, and you grant us a non-exclusive, royalty-free licence to host, display, and use submitted content to operate and promote the Platform; you may object in writing to promotional use.
Payments are processed by Stripe; by paying you also accept Stripe's terms. We never receive or store your full card number, expiry, or security code — card data is transmitted over an encrypted (SSL/TLS) connection directly to the processor. Prices are in euro and exclusive of any applicable VAT unless stated. Except where mandatory consumer law requires otherwise, listing fees are non-refundable once a listing is submitted for review, and subscription fees already charged for the current period are non-refundable on cancellation.
We aim to keep the service available but do not guarantee uninterrupted or error-free operation. Access may be limited or suspended for maintenance, upgrades, or causes outside our control (force majeure, third parties, connectivity). We are not liable for losses arising from unavailability, and where a profile or listing is lost due to technical issues, fee refunds are not available.
We log IP addresses for security and abuse prevention. In cases of fraud or abuse, and only upon the request of a competent official body, we cooperate with the police and other authorities and may disclose a user's identity via IP address or phone number. The Platform is provided “as is”; to the maximum extent permitted by law, Balkan DealFlow is not liable for any loss arising from a transaction between users, reliance on any listing, inaccurate user content, or unavailability. Nothing excludes liability that cannot be excluded under the law of the Republic of North Macedonia.

These Terms are governed by the laws of the Republic of North Macedonia and disputes fall under the competent courts of Skopje, without prejudice to mandatory consumer protections.
